Tottenham Hotspur's plans for a new stadium development in north London have been criticised by the government's architectural watchdog.
In its review of the club's Northumberland Development Project, the Commission for Architecture and the Built Environment (CABE) praised the design of the stadium itself, but expressed concerns about other areas of the proposal.
The English Premier League outfit are hoping to build a 56,250-capacity arena, along with a supermarket, public square and new housing, next to their current home at White Hart Lane.
However, the CABE report questioned the club's success in bringing the various aspects of the project together.
"The masterplan does not integrate the three elements of the design into a coherent whole We do not support the planning application in its current form," it concluded.
Haringey Council will now consider the report before making a decision over the planning application.
The new stadium could be one of three London venues used to host matches if England's bid to host the 2018 FIFA World Cup is successful.
